- The site is situated next to two FPL electrical substations and is no longer suitable for residential.
- The Site currently includes an abandoned home builders model home, which would be removed to accommodate the self-storage use.
- Self storage generates very minimal traffic.
- The site will be shielded by preserve areas and significant landscaping/buffering.
- Self-storage is a quiet use.
